Most real estate investors struggle with building their buyers list. It’s a never-ending process and you must have a ton of discipline to keep building.

I made the mistake once in my life of stopping this process and it cost me dearly. I became a little too confident in my business, became unfocused, and looked up one day and my buyers had dried up.

Keep in mind, cash buyers and investment buyers are flooding to the market right now. They have fled Wall Street and fundamentally understand that Main Street is where they need to be. What they do not necessarily understand is how to get involved with real estate from an investment perspective.

This vacuum has to be filled. This is where your opportunity lies. Becoming the “go-to” person in your market for investment properties is a winning strategy in this market. So begin promoting yourself as such, and the buyers will come to you.

I have shared some strategies with you guys before, but I will recap a few of them here again:

1. A time tested strategy that continues to help is classified ads. “Buy Properties at Wholesale Prices, Contact Kent” – this kind of language will attract people to you. Craigslist, Backpage.com, and Kijiji are all great sites to put ads up

2. Find out who the cash buyers are in your market and let them know that you are a wholesaler in the community and can probably sell them cheaper.

3. Host a meeting for local real estate investors to learn more about real estate investing and how you can help them to take advantage of this market. This does not need to be anything fancy – just host it at your office, a local restaurant, a suite at a hotel – anything. But promote yourself as someone that has knowledge about the local market and can help investors to get involved. Advertise your meeting at http://www.meetup.com

4. GO TO YOUR LOCAL REIA. Interact with people – find out who wants to learn more and who the real players are. NETWORK, NETWORK, NETWORK.
