“I’ve spent money on advertising and I’m getting calls. BUT, ”
- “they are not the kind of deals that I want.”
- “they are not in a specific area or neighborhood that I want to invest in.”
- “there is no equity.”
- “I can’t return all of these messages – I’m understaffed or overworked.”
The answer is – you figure out how to profit from every scenario. I have posted before about building a great buyer’s list. A quick note:

Now, back to profiting from every scenario….
One, with a great buyer’s list you can get rid of almost any deal that you decide is worth taking down (read my other entries).
Two, YOU MUST HAVE SOMEONE ANSWERING THE PHONES 24/7. Use an answering service if you do not have staff. It is imperative that someone answer the phone and go through a detailed outline of the property specs. (Keep in mind, part of the reason to invest in a brand is to get the seller to call you first…….if someone doesn’t answer – you’re giving away your advantage to the competition. If you don’t answer – they will call the next guy.) This saves you an enormous amount of time and allows you to decide what the best scenario is for profiting. We can refer you to a call center if you need one – just ask.
Three, after you receive the spec sheet on the property, you may find that it may not work as a wholesale or rehab deal. You may need to SELL THE LEAD as a referral to a mortgage broker or realtor. Even if you sell it for $50, you are profiting from your advertising investment. Start networking with these people ASAP.
Fourth, review your call reports at www.callreporting.com . Many people get nervous or are interrupted when they call 1-800-SELL-NOW. They may call back – but, they may not. Either way, it is still a valid lead. Pick up the phone and give them a call back.
