When I tell people I am a real estate investor these days, they think I’m crazy. Based on what they’ve read and heard, they assume that all of real estate is in the toilet. Consequently, their immediate response is “Isn’t it risky right now? Aren’t you worried that you’re going to lose everything?”
I’m not worried at all.
That’s because SMART real estate investing can be one of the most profitable and stable investments that you can make (See MemphisInvest.com) The people who lost their shirts in the â€œbubbleâ€ gambled on quick turnarounds on single family properties in hot neighborhoods. They never had positive cash flow and it was all a bet on market appreciation. When the market cooled and then froze over they were sunk.
This is not “investing”. This is “speculating”. In other words, they were hoping for a return and take it from me, “hope” is not a strategy.
There are really 2 main reasons why investing in this market makes sense:
#1: Deals are everywhere!!!
There are more distressed sellers, bank reos, short sales and distressed properties now. What does that mean? Basically, a distressed seller (including a bank) is desperate to get rid of a property, for any number of reasons. Targeting these sellers can create a mutually beneficial relationship you’re actually helping them to solve their problem. It just so happens you’re going to help yourself at the same time.
Distressed sellers and distressed properties both contribute to lower asking prices and greater availability of creative financing options.
#2:. Cash Buyers are everywhere!!!
Many people think you can’t invest in real estate today because it is so difficult to get a loan. Itâ€™s true that banks are tight with lending right now. But you guys know that I am huge proponent of identifying cash buyers in the market – THEY ARE EVERYWHERE.Â In fact, in the month of March 2010 – we loaded over 400,000 cash buyers into our system – they are coming in HUGE waves!!! To make good money in this industry – simply use our tools to locate the cash buyers, locate the distressed properties – and marry the two together.
This is great for the beginning investor because your odds of getting a bank loan are even smaller than those of an experienced investor like me. Plus, the bureaucracy of bank lending eats up a lot of your time and energy; things that you’re better off putting in to finding more positive cash flow properties.
